I think it is a little cold in the winter, but they do have some ice. Just think of all the traffic us Black Hills Ice climbers would bring through traveling to Cody. There must be at least 10 of us.This up the hill just a bit as well.

I'm as straight as an arrow, and can provide references.
But,
If I, buy that bar, I'm gonna push to have Homo climbtastic have their next convention there. They'd crush on that sportclimbing, maybe we could lure some of them into the wyde....

The imagination boggles. "Wyde with pryde", for example.

This weekend is the BC Day long weekend here. There's a combination of a big fireworks display downtown, plus the Pride Festival. I'll be elsewhere.

Cheaper to start a new bar? It's a bar and a restaurant. I don't think so.

Besides looking at the books, one should consider the location, dynamics of the community, other establishments close by, covenants and restriction, and some other stuff that I'm sure is not occurring to me right now.

Just the equipment alone is a major consideration. In a metro area, equipment can be had easily, but out in Wyoming I'm sure it would be more difficult and expensive. Turnkey is the important factor here. With a little smarts, one can build the business.

I think it says in the OP that the real property is included; the building and parking.

I'm looking at this from the point of view of someone that has been in the service industry for many years and could I make a living there? I'm not interested in it as an investment. I would do the work and run it and live there. I wouldn't even consider hiring someone to run it and live elsewhere, it doesn't seem like that good of a business.

325 is high for used stuff without real estate.

Uh, the list price includes the real estate....

Includes real property of a 2750 SF building on a 9000 SF lot in the heart of downtown Ten Sleep.
from LoopNet listing cited above.

That's all I'm saying too. The right person could make it work. There is too much that is not known to really make a competent call.

If we own the real estate, we're putting in a climbing wall!

Pretty sure you could buy all the businesses in wyo (minus county 22, but we all know that county is really Kali phoniya or I 'dunno (same place, but for the wolves), or something)together, for way less than 325K! For our money we want the real estate, mineral rights negotiable.

If 'we' also buy the old summit tavern on the vedauwoo-blair road, and the 'Buck' in Laramie (as highlighted on Prairie Home Companion), and we got us a chain!; a convoy™, as it were... a smaller, 'litte america' empire...

jaybro,

You're golden on this deal! Negotiate it to $250K and get a 90% SBA loan. With closing costs and other BS, you'll need about $50K to get going. Sell Mug Club memberships to 1,000 Tacophiles @ $50 each. Start packing.

Wyoming is a nice place to visit, but would you really want to live out in the middle of nowhere? It must get awfully cold, desolate and isolated in the winter . . . an urbanized Cali climber so used to weekend Tuolumne and Valley jaunts would lose their mind after a couple of seasons slaving away to keep the joint running during the on-season, then wondering what the f*#k they were doing there during the six months of winter off-season. Who is going to be preparing and maintaining the skate skiing trails by the way? Where will you go to see music and get a cultural fix? Then there are the infamous Wyoming winds that howl incessantly, not to mention some serious red neckage to be sure . . . believe me rural SW Colorado is bad enough during the winter and I bet it is a whole lot funkier up there in good ol' Ten Sleep.

Sounds romantic and could work for the right person(s) but there are few people for whom this would be a good fit.
