Terrebonne, OR- After 30 years of living on 10.09 acres directly across from the fee station at Smith Rock State Park, Mike Volk and Marcia Schoelen have decided to pursue a different lifestyle. While a bittersweet decision to give up 270 degree front row views of towering cliffs like the Smith Rock Group and Picnic Lunch Wall, with the South Sister, Black Butte and other peaks in the background, Mike and Marcia are offering up the treasured land they’ve called home for sale to the public.

History of the Property
An avid rock climber for 16 years prior to his move to Terrebonne, Mike Volk purchased 9988 NE Crooked River Drive in Terrebonne in 1983. He had been living in Jackson, WY for 7 years and was taking regular climbing trips to Smith Rock for several years before he decided to make Smith Rock his home. When he moved to Terrebonne, Mike founded Timberline Mountain Guides and Smith Rock Climbing School. During the late 80’s, many well-known climbers such as Ron Kauk, John Bachar, J.B Tribout, and Todd Skinner could be found spending their evenings camped on this conveniently located property with quick access to the park.

Since March of 2000, Mike has been operating SmithRock.com, an informational web site about Smith Rock to provide visitors with general park information and climbing route updates. The web cam for SmithRock.com is installed outside of Mike’s office windows and provides SmithRock.com users with live updates of weather conditions at Smith Rock. With an average of 250,000 hits per month, Mike has built a substantial web presence with his informative site. As a separate business opportunity, SmithRock.com is also for sale to the public. Potential Development Property
Due to the amount of acreage and zoning of this property, - a -buyer could potentially develop this property a multitude of ways. Based on the current zoning of MUA-10 (multi-use agricultural), a conditional use permit would gain the buyer the ability to convert the mostly flat, buildable land into such uses as “campgrounds, destination resort, planned developments, cluster developments…bed and breakfast inn, recreational vehicle park…or guest lodge” (See Chapter 18.32 of Deschutes County MUA definitions for more details). Currently there exists no lodging for the 600,000+ annual visitors to the park outside of a walk-in campground at Smith Rock and hotels over six miles away in the city of Redmond.
